Bend Oregon real estate statistics- Average Bend Home Sales Prices and Average Listing Prices
Fascinating. This chart is reflecting something that you can REALLY see in the charts on my statistics page for west side vs east side vs south side prices. The Bend Oregon west side average sale price went UP this month, while both the east side and south side average sale prices went down, a lot in the south.
Now, keep in mind we are at the usual seasonal lows for the year, but disregarding that, why do you think this is the case? Well, I can tell you, with another question first.
Where are we building large developments of $350,000- $400,000 starter homes in Bend? Yep, on both the east and south sides of town, not in the west. And that, my friends, is why we are seeing those two averages fall, and the west continue to rise. Lots more sales of starter homes than we have ever seen before. Good stuff.
(Keep in mind we have many Bend homes listed from 1 to 20 million, so this tends to pull up the “for sale” averages. However, as a percentage of the overall Bend Oregon real estate sales they are few. Dozens of $350,000 Bend Oregon homes sell for each one of the big fish that sell. This what creates the discrepancy between the two numbers).
Bend Oregon real estate statistics- Days On Market and Sales Prices vs List Prices
This chart is almost identical to last year’s chart. Bend Oregon real estate days on market last year were 125, and this year 127. Not much else to say there, EXCEPT that buyers are getting a little better deal this year- with sale prices at 95% of list, instead of last year’s 97% of list. The humungous snow piles probably didn’t help!
Again, on the West side of Bend the numbers on this set of Bend Oregon real estate statistics are much lower, and they are a bit higher in East Bend.
Bend Oregon real estate statistics- Home Sales Inventory
We have about 25-30% more inventory than we did last year at any time, and this also affected the sale price percentage number I mentioned above, as sellers have more competition this year.
Bend Oregon real estate statistics- Number of Homes Sold, Pended, and For Sale
The Bend Oregon real estate statistics numbers for Pendings and For Sale homes are all below last February, something we’ve seen over the last few months. The number of homes for sale is just about the same- but we may have to throw everything about February 2019 out the window, as with 5 feet of snow, there were not a lot of showings of homes as we just couldn’t get access, nor get out of our own homes very easily.
Bend Oregon real estate statistics- Bend Home Prices Per Square Foot
The Bend Oregon real estate statistics for price per foot, one of my favorite metrics, is near the low for the year at $232 per.
Expect $250- $400 on the West side , and $175- $225 on the East side, again, per square foot.
